Once we have found a perspective tenant it's time to make sure they are worthy of living in your rental unit.

SCREENING AN APPLICANT

1.  Credit Bureau Report-Equifax Report (TransUnion Report is also available as an option or in addtion to Equifax for
   $20.00 extra).

2.  Criminal History-Includes all counties in the state of MO  ( WITH THE EXCEPTION OF
     7 COUNTIES).

3.  Eviction  Search (INFORMATION RETRIEVED THROUGH EQUIFAX OR TRANSUNION
     DATABASE)

4.  Past and Present Employment Verification (WE WILL CALL CURRENT AND PRIOR
     EMPLOYER UP TO 1 YR HISTORY)

5.  Past and Present Residential History (WE WILL CALL PAST AND PRESENT    
     LANDLORDS)

6.  We will also compare the address that shows up as current on credit report to what
     has been written on application, checking for accuracy or discrepancies.

This process usually takes three hours to complete as long as we are not waiting for a return call from the landlords or employers.

CRITERIA TO APPROVE AN APPLICATION

The following criteria are standard, you have the option of having us approve or disapprove your tenants according to your criteria.  It is important to keep the approval process consistent to avoid accusations of discrimination.

1. The applicant must be 21 years of age or older or have a co-signer if just over the age of 18.  

2. A full background check on each and every occupant that will be over the age of 18 will be necessary.  

3. The income to rent ratio used to qualify applicants is three to one.

4. Prospective applicants must have a minimum of one year job history without a break in between past and current employment that is more than two weeks.

5. No applicant with more then three negative credit ratings will be accepted as residents.  If we see more negative credit ratings then positive ones we would advise the landlord not to approve. If the negative credit ratings are for medical issues or are more then 7 yrs old this can result in an approval.  The specific criteria, for approval, will ultimately be determined by each landlord.

6. Prospective applicants must have a minimum of 1 year rental history, has given property notice to current landlord to move out, and is being let out of their lease.

7. No applicant that owes on a prior residential will be approved.

8. In the event that the applicant is lacking rental history, and excels in all other areas that applicant will need co-signer.

9. No prospective resident with prior felony convictions will be accepted as a resident.  No prospective resident with prior misdemeanor drug or burglary related convictions within the last seven years will be accepted as a resident.

10. Any prospective resident that is self-employed must obtain a tax statement in order for us to verify income.
